Applications for Minor Variances, February Committee of Adjustment meeting

The WVCA has received the following two applications to the Committee of Adjustment:

1) Minor Variance Application for 117 Clarendon Avenue

Public Hearing to be held at Committee of Adjustment Meeting on Wednesday, February 6, 1pm, Ben Franklin Place, 101 Centrepointe Drive (in the chamber, main floor).

The owner has filed applications which, if approved, will have the effect of creating two parcels of land, of which the proposed development on one of the parcels will not be in conformity with the zoning by-law. The existing dwelling will be demolished and it is proposed to construct a new two-storey semi-detached dwelling.

To proceed, the owners require minor variances from the zoning by-law to permit a reduced easterly corner side yard setback of 1.35 metres whereas the by-law requires a minimum setback of 3 metres.

2) Minor Variance Application for 1762 Scott Street

Public Hearing to be held at Committee of Adjustment Meeting on Wednesday, February 6, 3pm, Ben Franklin Place, 101 Centrepointe Drive (in the chamber, main floor).

The owner has filed applications which, if approved, will have the effect of creating two parcels of land. The proposed development and land parcels will not be in conformity with the zoning by-law. The existing dwelling is to remain on one of the parcels and it is proposed to construct a two-storey detached dwelling on the newly created lot.
